Buying a house in Dublin is no small feat — especially with skyrocketing property prices and fierce competition. So when James and Aisling found a 3-bed redbrick in Rathmines, they moved fast. The listing said "modernised," but they’d heard enough horror stories to know better. Before bidding, they contacted Mainline Surveys for a full pre-purchase building survey. Our senior surveyor, Eimear, inspected the house within 48 hours. On the surface, it looked freshly refurbished — new floors, spotlights, and a trendy grey kitchen. But our detailed report uncovered:
Unvented moisture buildup behind the insulated plasterboard — a hidden mould risk
Non-compliant attic conversion with no fire escape or planning approval
Old clay drains causing slow waste flow, common in early 20th-century Dublin homes

Later, they needed a BER Cert for a planning application. We assessed their new home — a 1970s semi — and it scored a C3, which was above average for Dublin homes of that age. But with our guidance, they:
