When James and Aisling set their sights on a charming countryside cottage near Kilmessan, it seemed like the perfect blend of old-world charm and rural escape. Nestled just 20 minutes from Navan and with rolling views of the Boyne Valley, it was everything theyâd hoped for â until the survey came in.
The cottage, built in the 1940s, had been âmodernisedâ by a previous owner. But like many properties in rural County Meath, the renovations were surface-level. Thatâs where Mainline Surveys stepped in.
Our surveyor, Aoife, arrived on-site with a thermal imaging camera and moisture meter in hand. Within a few hours, she uncovered:
Uninsulated cavity walls â costing the owners an estimated âŹ800/year in heat loss
Asbestos in old pipe lagging under the stairs
Inadequate roof ties â a serious issue in storm-prone areas like Meath
Thanks to the detailed report, James and Aisling renegotiated their mortgage terms and used the findings to prioritise safe upgrades â especially around insulation and ventilation.
Like many homes in rural Ireland, the cottage lacked a Building Energy Rating (BER). Itâs a legal requirement before you rent or sell, and it also unlocks SEAI grants for energy upgrades.
We carried out a BER assessment the following week. Their home scored E1, but our advisory report showed that with:
Attic insulation (âŹ900)
Wall dry-lining (âŹ2,500)
Installing an air-to-water heat pump
... they could boost it to a B3, making them eligible for âŹ10,000+ in SEAI grant funding.
